Public Meeting Notice
Orchard Run Townhouse Condominium
The Orchard Run community was developed in 2006 by Lennar Homes. Our community of 45 townhome condominium units are located on the west side of Frederick Road in Germantown, Maryland, a block south of the historic Cider Barrel. The community streets include Cider Press Place, Cider Barrel Drive, MacIntosh Lane and Red Gala Terrace.
The purpose of this site is to provide residents in Orchard Run with easy access to our association and information relevant to the community. If you live in the Orchard Run community, and would like to collaborate with others in the community, we invite you to join our regular Board meetings.
Montgomery County Announces New Online Tool

County Executive Ike Leggett and Department of Transportation officials have announced the launch of a new, online tool that will make it easier for residents to decide when to safely venture out following a snowstorm and to monitor snow clearing progress.
The map tool will show the progress of snow plows throughout the County and indicate when emergency roads, primary neighborhood streets and neighborhood streets have been cleared. A zoom feature allows residents to focus on the plow status of their immediate neighborhood and surrounding streets and then zoom out to check on an entire trip route.

THE CONDOMINIUM ASSOCIATION
When you purchase a home at Orchard Run you automatically became a member of The Orchard Run Townhouse Condominium which was established through the filing of a Declaration of Condominium and By Laws. These "legal documents" were filed with the State and local government prior to beginning development and “unofficial” copies of these documents are posted elsewhere on this web site.The Declaration of Condominium is a document that is filed in the Land Records to “create” the Condominium. The Declaration provides a detailed description of the common areas and the Units.
The By Laws are a document that not only addresses administrative issues such as criteria for meetings, elections, voting, etc., it spells out the requirements for budgeting, collection of assessments, the architectural control process and other “use restrictions” for the community.
Maryland law requires the seller of a home that is part of a homeowners association to provide the purchaser with specific information as a “disclosure package” at the time that the contract of purchase is made. Therefore, everyone should have been provided with a great deal of information, including the governing documents, rules & regulations, etc. Everyone is encouraged to read these documents carefully. Feel free to contact Vanguard Management with any questions. By heeding the provisions of these documents, the community will remain a nice place for everyone.

Public Meeting Notice: Please read this important notice regarding a public meeting to discuss a proposed site plan application and accompanying subdivision to be located in the southeastern corner of Montgomery College Campus. The site plan proposes construction of a hospital facility and physicians' office building. The meeting will be open to questions regarding the proposed project.
Board Meetings
Regular Board of Directors meetings are held quarterly on the 2nd Thursday of the month at 7:00 p.m. The meetings for 2012 are scheduled as follows:
